The Dien Thanh New Urban Area Project has a scale of about 139.4 hectares, located in Dien Lac and Suoi Hiep communes, oriented to develop into a modern new urban area, synchronous technical infrastructure and social infrastructure, creating a civilized living space, promoting urban development in the western area of Nha Trang. The land use structure includes more than 240,000m2 of commercial housing land and over 63,000m2 of land for social housing; at the same time, arranging on-site resettlement land fund to serve people affected by the project. According to the decision, the project has a total investment capital of 4,878 billion VND, of which the implementation cost is more than 4,515 billion VND and the compensation, support and resettlement cost is 362 billion VND; The operation period is 50 years from the date of land allocation or lease, with a 7-year implementation schedule, from the third quarter of 2025 to the third quarter of 2032. The first two years will be spent on legal procedures and construction permits; the 2027-2030 phase will be for construction of technical infrastructure; the 2030-2032 phase will be for construction and putting into operation of architectural works, housing and service items.
Khanh Hoa Provincial People's Committee requires the winning investor to invest in synchronous infrastructure, connect with existing residential areas, ensure drainage and avoid flooding; at the same time comply with regulations on planning, land, environment, fire prevention and fighting. Notably, the project does not allow foreign organizations and individuals to own houses within the project area to ensure security, defense and order in the area.
