Solutions for mortgaged apartments at Phu Thanh apartment project

After information about some apartments in Phu Thanh apartment project (53 Nguyen Son, Phu Thanh ward, Tan Phu district, Ho Chi Minh City) being "seized" by the bank due to overdue debt payments, the relevant parties had a meeting to find a solution.

Accordingly, the bank has agreed to let the investor pay the debt for each apartment code and the bank will release the mortgage for each apartment.

With the goodwill and efforts of the investor, up to now, Company 585 has processed the mortgage release of 6 apartments (of which 1 apartment was newly mortgaged in early June 2024).

Phu Thanh Apartment

The investor proposed that Viet A Bank - Ho Chi Minh City Branch continue to support the company for the next 3 years, so that the company has more time to prepare equivalent assets to handle the mortgage release of the remaining 213 apartments (from now until 2027). Of the 213 apartments mortgaged at Viet A Bank, Company 585 still has to collect the last 5% from residents.

Phu Thanh apartment project is invested by 585 Company. The total number of apartments in the project is 833 apartments, of which the company mortgaged the red book in the form of future assets of 219 apartments according to Mortgage Contract No. 104 dated August 4, 2010.

During the real estate business, in 2010, real estate was frozen, bank interest rates reached 22-23%/year, making it difficult for the company to operate its business as well as arrange debts with the bank. Regarding the settlement of debts, this is the responsibility of Company 585 to the bank.

A representative of Viet A Bank said that the mortgage of these 219 apartments is a form of mortgage under the Banking Law. During this process, Company 585 has shown goodwill and cooperated with the bank to resolve the debt. With the proposal of additional 3 years of support that Company 585 proposed above, the bank representative will report to the Board of Directors and send a unified document to relevant parties to stabilize the situation of residents.
