
Hai Phong City People's Committee has just decided to approve the Thai Son - Hoang Hiep joint venture to become the investor to implement the new urban area and Lien Hong golf course project in Thach Khoi ward (West Hai Phong).
The project has a total estimated investment of more than 11,035 billion VND, of which the investor contributes 1,656 billion VND, loans from credit institutions, and mobilizes 9,380 billion VND from other sources.
The land use scale of the project is more than 126 hectares including main functional zones such as mixed land (residential and service land, public) area of more than 21.2 hectares, new housing land of more than 4.25 hectares, green land and limited use (18-hole golf course and green park, sports ) of more than 82.38 hectares. In addition, the project also has more than 16.4 hectares of technical infrastructure land, traffic land, residential green land, water surface land.
In the residential land and service land area, public land of more than 21.2 hectares is planned into two areas. The area for construction of service and commercial works, auxiliary items with mixed housing (low-rise housing, high-rise housing) has an area of more than 11.73 hectares with a construction density of about 46%, high-rise buildings have a maximum height of 11 floors, low-rise housing has a height of 5 floors. The residential land has a planning area of 9.97 hectares, a construction density of about 60%, building houses with a height of 5 floors.
The new mixed-use residential land area of 4.25 hectares is planned to be divided into 5 residential areas. Of which, apartment buildings have a maximum height of 9 floors, low-rise houses have a maximum height of 5 floors.
Of the more than 82.38 hectares of land planned for limited green use, 58.85 hectares are used to build an 18-hole golf course. The remaining land area of this area is green park land, sports and land to restore the Ke Sat river dike section.
For residential land and housing, the State allocates land with land use fees. Commercial and service land in mixed plots is leased according to regulations. Golf course land, park land, and sports land are leased with annual land rents.
For the golf course construction project, the investor must complete the investment within 36 months from the date of the land lease decision. The project has a 50-year operating period from the date the investor is allocated or leased the land.
Before the project found an investor, from April 18, 2025, the People's Committee of Hai Duong province (formerly) had decided to approve the investment policy of the new urban area project and Lien Hong golf course in Lien Hong commune, Hai Duong city (now Thach Khoi ward, Hai Phong).
