The project, once advertised for sale at an "astronomical" price thanks to its "super prime" riverside location, is now deserted and has become the focus of many former Dong Nai leaders getting into trouble with the law.

The Ministry of Public Security's Investigation Police Agency (C03) has prosecuted and temporarily detained Ms. Phan Thi My Thanh, former Deputy Secretary of the Dong Nai Provincial Party Committee, to investigate the crime of "Receiving bribes". Also prosecuted are former leaders of Dong Nai province, including Mr. Dinh Quoc Thai, Mr. Cao Tien Dung (both former Chairmen of the Provincial People's Committee), Mr. Vo Van Chanh and Mr. Nguyen Quoc Hung (former Vice Chairmen of the Provincial People's Committee).

In addition, Mr. Vo Thanh Nhuan, former Head of the Investment Department of the Provincial People's Committee Office and Ms. Vu Minh Ly, Chairman of the Board of Directors of Free Land Joint Stock Company, were also prosecuted to investigate the crime of "Violating regulations on management and use of State assets causing loss and waste" related to the King Bay project in Nhon Trach commune.

According to VTC News reporters, the 125-hectare land in Nhon Trach commune (Dong Nai) - once promoted as the luxury urban area King Bay - is now abandoned, covered with weeds and seriously degraded. The project is located on a "golden land" location, right next to Ho Chi Minh City Ring Road 3, the section across Nhon Trach bridge, a strategic intersection connecting two major economic centers, Ho Chi Minh City and Dong Nai.

Most of the infrastructure and housing in the project have been built but there are no signs of them being put into operation, many items have deteriorated over time.

Inside the project, the rows of townhouses and adjacent villas have been roughly completed, 3-4 stories high, but most of them are still empty, their doors closed.

The area believed to be the operator's house or model house, located near the river's edge, remains intact but shows no signs of activity.

The internal roads are paved or graveled, but many sections are degraded, with grass growing into the roadway. Although lighting and sidewalks have been installed, the area remains deserted and there is almost no traffic.

As observed, the inner campus has many trees, the riverside embankment has been reinforced with stone, there are walkways and landscaped areas but little maintenance. Between the roads there are still many vacant lots, some unfinished constructions, and tall grass.

Outside, the main road adjacent to the river is wide and airy, with a median strip and trees on both sides. However, the road leading to the project is narrow, with a gravel surface, potholes, and stagnant water after rain.

Thanks to the advantages of “one step to the river”, “5 minutes to the highway”, the project was once “inflated” by brokers to 2.6 billion VND/175 m² plot and from 5.5 to 12 billion VND/riverside villa plot. Many customers from Ho Chi Minh City and neighboring provinces put down money with the expectation of owning rare riverside real estate in the East. However, after nearly 10 years of launching, the project still cannot be put into operation.

Although the Free Land Joint Stock Company (project investor) has not been legally allocated land, it has divided and sold plots of land since May 2018, collecting money from hundreds of customers. It was not until September 2018 that the Provincial People's Committee issued a decision to allocate land. However, in 2021, the Dong Nai Department of Construction canceled the confirmation of eligibility to sell future housing for residential area A2 (19 hectares) because the investor did not have a valid legal guarantee.

Violations in the process of approving, allocating land, pricing and managing the King Bay project have led to the prosecution of many former leaders of Dong Nai province.

After many years of waiting, hundreds of King Bay customers have not yet received their land as promised. Some have paid up to 95% of the contract value, but the project remains "inactive".

Currently, the 125-hectare land that was once expected to become Nhon Trach’s “riverside city” now has only unfinished roads, rusty fences and overgrown grass. This scene is the clearest evidence of the consequences of violations in real estate management, approval and business, which led to the prosecution of a number of high-ranking officials of Dong Nai province.
