Hanoi apartment prices increased by 50% after one year, project appeared at 200 million VND/m2

(Dan Tri) - According to the Ministry of Construction , in 2024, apartment prices in Hanoi will increase by about 40-50% compared to 2023, with some projects and areas having higher prices.


The Ministry of Construction has just announced information on housing and real estate market in the fourth quarter of 2024 and the whole year of 2024. Apartment prices in major cities such as Hanoi , Ho Chi Minh City and Da Nang have increased much higher than in 2023.

Specifically, the apartment segment, the affordable segment has a price under 45 million VND/m2; the mid-range segment has a price of 45-70 million VND/m2; the high-end segment has a price of 70 million VND to over 100 million VND/m2; the super luxury segment has appeared in a few projects with a price of approximately 200 million VND/m2.

In 2024, according to surveys and reports from several major cities and provinces (Hanoi and Ho Chi Minh City), apartment prices will continue to increase in both new and old projects. In Hanoi, apartment prices will increase by about 40-50% compared to 2023, with some projects and areas having higher prices.

According to the Ministry of Construction, in Nam Tu Liem district, some projects such as Vinhomes Smart City have a selling price of about 65-72 million VND/m2; Roman Plaza has a selling price of about 64-72 million VND/m2; Iris Garden has a selling price of about 68 million VND/m2; Dreamland Bonanza has a selling price of about 80-87 million VND/m2.

In Gia Lam district, the Masteri WaterFront project has an asking price of about 67-73 million VND/m2; The Pavilion - Vinhomes Ocean Park has an asking price of about 48-55 million VND/m2; The Zenpark has an asking price of about 57-63 million VND/m2.

In addition, the Hanoi Golden Lake project (Ba Dinh district) has a selling price of about 166.5 million VND/m2; Vinhomes Nguyen Chi Thanh (Dong Da district) has a selling price of about 94.6 million VND/m2; Eurowindow Multi Complex (Cau Giay district) has a selling price of about 66.6 million VND/m2; Xuan Mai Riverside (Ha Dong district) has a selling price of about 55.6 million VND/m2; Hateco Apollo (Nam Tu Liem district) has a selling price of about 56.8 million VND/m2.

In Ho Chi Minh City, apartment prices increased by about 20-30% compared to 2023, with some projects and areas having higher prices. However, the increase in apartment prices in Ho Chi Minh City is lower than in the Hanoi market.

Some apartment projects such as Diamond Island (District 2) have a selling price of about 85-90.4 million VND/m2; The Gold View project (District 4) has a selling price of about 55.7 million VND/m2; Sunrise City (District 7) has a selling price of about 54.9 million VND/m2; Jamila Khang Dien (District 9) has a selling price of about 52 million VND/m2.

At Richlane Residence project (District 7), the selling price is about 47.7 million VND/m2; Angia Star (Binh Tan District) has the selling price of about 25.7 million VND/m2; Republic Plaza (Tan Binh District) has the price of 41.6-54.5 million VND/m2; Diamond Centery project (Tan Phu District) has the price of 61-74.7 million VND/m2; Masteri Thao Dien project (District 2) has the price of 79.4-110.4 million VND/m2; Thu Thiem Star project (District 2) has the price of 33.5-42.6 million VND/m2.

The selling prices of apartments of some prominent projects in other localities, specifically the Grand Mark Nha Trang project (Nha Trang) has a selling price of 38-47.2 million VND/m2; the Sun Symphony Residence project (Da Nang) has a selling price of 58.1-115.6 million VND/m2; the Peninsula Da Nang project has a selling price of 53.3-66.7 million VND/m2; the Cara River Park apartment project (Can Tho) has a selling price of 42.9-53.3 million VND/m2...
