With the recent increase in rental prices, finding a room in the central district for studying or working has become extremely difficult for many people. The average price of a room in this area is usually 4-5 million VND/month, not including the accompanying service fees. Therefore, to reduce the cost of accommodation, students or workers often find more people to share the cost.
However, finding a roommate is also a problem for many people because it is difficult to adapt to living together in a cramped room. For that reason, shared rooms with separate spaces, not related to each other such as dormitories and sleepboxes have become a trend in recent rental service development in the low-income segment.
Private dormitories are a fairly familiar type, which has flourished since about 7-8 years ago, with many landlords willing to divide rooms or apartments to develop this type. Similar to dormitories in schools, this private type also sells bunk beds with separate lockers. This type is quite suitable for students who have just come to the city to study and are not familiar with arranging their own living and eating.
Private dormitories are quite cheap, suitable for many people with moderate finances, mainly needing a place to sleep.
The price of private dormitories is usually quite cheap, depending on the number of people in a room, ranging from 1.2 million to 2 million VND/bed/month. In some rooms, the above price often includes services, electricity and water, and in some places, the price will even include rice and cooking spices. Some landlords can divide a room for 2-3 people that was previously rented for 5 million VND into a dormitory room for 12 people. This form will bring in higher profits but requires more tenants.
The second type that has been blooming in the past 1-2 years is sleepbox, which is popular with many people, most of the rental projects are fully booked before the room is completed. This type is similar to a dormitory but the living area is "boxed" separately, more private and spacious than a bunk bed. The price of a sleepbox is higher than a dormitory, ranging from 1.8 million VND - 3 million VND/bed/month. This price usually includes electricity, water, and service costs, the tenant does not need to pay any other costs.
Sleepbox type has more private space so the price is also higher than dormitory.
This type of sleepbox is very popular with students, workers or even office workers because they cannot find a tenant to reduce costs. Or it is suitable for people who have just started working in Ho Chi Minh City and do not have many social relationships. With each "box" having a lock, private space, and 24/7 air conditioning, this type of sleepbox is also chosen by many freelancers as a temporary place to work and sleep due to the low rental price.
Currently, dormitories and sleepboxes are developing quite strongly in Ho Chi Minh City. They are present in all districts of the city, but are concentrated in districts such as Go Vap, Tan Binh, Binh Thanh or District 7.
Continuously burning "bed"
Of the two types mentioned above, sleepbox beds are often preferred by many people, mostly students. This type is often "sold out" with new projects, has full accompanying services and the price is not too high.
According to Ms. Giang Huong - owner of a sleepbox rental system combined with dormitory said: "Our system stretches from Binh Thanh to District 7, concentrated in areas with many universities. Most of the sleepbox renters are students, so the rooms in our system are neatly designed, with additional classrooms and libraries to create a study space for them. The price of these sleepbox rooms in areas like Dien Bien Phu is about 2.5 million VND/bed/month. In addition, there is always a dormitory system, suitable for students with less finances or some workers such as technology drivers, sales people... with cheaper prices".
The interior space of a sleepbox costs about 3.3 million VND/month.
In particular, Ms. Huong said that compared to renting a room in the same location, renting a sleepbox is cheaper and more convenient because of the accompanying services, regular cleaning, full furniture such as water purifier, refrigerator, water heater, air conditioner... Especially in the past 2 years, the price of sleepbox in the system at old facilities has remained the same. At new facilities, due to increased construction costs or additional accompanying services, additional common rooms for tenants, the rental price has also increased by 5-10%.
For business people, this type is also stable and maintains the occupancy rate because most sleepbox tenants are usually quite stable, maintaining continuous rental for at least 6 months. Thanks to that, lessors also have less to look for new tenants, new projects are always in a state of "no beds".
In some projects with good locations, many people have to book 1-2 months in advance to wait for vacant beds. Therefore, many projects have continuously opened many branches in the same district, in the same location. For example, Ms. Huong's sleepbox chain has developed 4 branches in Binh Thanh district alone due to the continuously increasing demand.
It is forecasted that in the coming period, with the price of rental rooms in central areas continuously increasing, this type will be chosen by many low-income workers as well as new students. From there, sleepboxes or private dormitories will increasingly develop and expand, meeting the demand for cheap, convenient and stable rental.
