With the money from the Ha Dong auction land, what other real estate can investors buy?
With a winning price of up to 262 million VND/m2, the auctioned land lot in Phu Luong ward, Ha Dong district has a total value of about 15 billion VND. With this amount of money, customers can buy penthouses, villas, and even mini apartment buildings.
In the land auction on October 20 in Ha Dong district, the plot with the highest winning price was a corner lot in Dong Danh - Dong Coc area, Phu Luong ward. With an area of 57.5 m2 and a winning price of up to 262 million VND/m2, the total amount of the land was 15 billion VND, 8 times higher than the starting price.

With the same amount of money, investors have many other options, spanning all segments from private houses, apartments to villas. The properties listed below are for reference only, not including evaluation or comparison factors.
Firstly, with 15 billion VND in hand, buyers can think about owning a 2-bedroom apartment at the high-end project Noble Crystal Tay Ho (Phu Thuong ward, Tay Ho district). With a price of about 160 - 250 million VND/m2, this is one of the most expensive apartment projects in Hanoi today.
If you look to mid-range apartment projects, such as The Pride (La Khe ward, Ha Dong district), buyers can buy a penthouse with an area of 300 m2. This penthouse is currently for sale for about 12.5 billion VND, the above price includes all high-end furniture in the house.
In addition to the high-rise segment, buyers can also choose from a range of other low-rise properties. For example, at the Vinhomes Co Loa project (Dong Hoi commune, Dong Anh district), investors can consider a 62.5 m2 townhouse for nearly 14.9 billion VND, equivalent to about 238 million VND/m2.
If moving away from the city center, buyers can own a villa at the HUD Me Linh Central project (Thanh Lam commune, Me Linh district). In the secondary market, brokers are offering a 250 m2, 3-storey house for sale at 14.2 billion VND.
Even with the amount of land auctioned in Ha Dong district, investors can buy a mini apartment project in Nhan Chinh ward, Thanh Xuan district. This building has two facades, an area of 75 m2, 8 floors and is divided into 22 bedrooms. With an average rental price of each apartment of about 4.5 - 5 million VND/month, this project can bring in revenue of about 100 million VND/month.
As for Dong Da - the district with the highest population density in Hanoi, a 4-storey house of 60 m2, with an alley in front of the house of about 4.5 m, is currently priced at around 15.8 billion VND. In the central districts of Hanoi, houses with alleys for cars to park at the door rarely cost less than 200 million VND/m2.
When placing auctioned land lots in Ha Dong district next to other real estate, many people will be confused about the real value of these plots. Besides the "beauty queen" lot mentioned in the article, the remaining 26 plots in the auction also had very high winning prices, ranging from 146.4 - 183 million VND/m2. Even the lowest lot had a price of nearly 132.8 million VND/m2. Currently, some plots are being publicly sold by individuals "hand to hand" with a price difference of about 500 - 900 million VND.
