Infrastructure and industrial waves awaken Xuan Mai real estate market

In recent years, the Xuan Mai - Luong Son area has been considered the new focal point of the West of Hanoi thanks to the "infrastructure - industry duo" being invested synchronously. Nhuan Trach Industrial Park, Luong Son Commune, Phu Tho Province (formerly Luong Son District, Hoa Binh ) with a scale of more than 213 hectares is planned adjacent to Xuan Mai, just a few minutes away from the commune center. When completed, this industrial park is expected to attract hundreds of manufacturing, logistics, and processing enterprises, creating jobs for tens of thousands of workers inside and outside the province.

National Highway 6 has been expanded and upgraded in the Xuan Mai section with the goal of shortening the connection time from Hoa Binh to Hanoi to less than one hour.

Upgraded infrastructure means that land value and investment attraction in Xuan Mai will continue to increase.

The wave of industrial investment has brought new excitement to the real estate market in Xuan Linh area (Xuan Mai commune). The demand for housing for workers, experts, and engineers working in Nhuan Trach Industrial Park and surrounding ancillary areas is increasing. Many households and investors have begun to build models of boarding houses, homestays, food services, convenience stores, and small shophouses to serve the new residential community.

When Nhuan Trach Industrial Park comes into operation, it is expected to create tens of thousands of jobs, leading to great demand for housing, services and commerce.

Experts say that the Xuan Mai area is entering a natural development cycle, similar to what happened in Bac Ninh or Hung Yen before when industrialization spread. Private investment capital has begun to appear, brokerage activities are bustling, land transactions have increased, especially in areas with clear legal status, located near National Highway 6 or branch roads connecting industrial parks.

However, experts also recommend that investors should be cautious in checking the planning and clearance corridor, especially when large infrastructure projects such as National Highway 6 or Beltway 5 are implemented. Priority should be given to locations with red books and legal residential land and avoid investing based on rumors.

In terms of natural conditions, Xuan Linh village is located in an area with low hilly terrain typical of Xuan Mai. According to the topographic map of the area, the average altitude is about 19m above sea level, ranging from 10-30m, so it is relatively dry compared to neighboring low-lying areas. Some low points along the river may record local flooding during the rainy season, but most of the Xuan Linh residential area has high land, good natural drainage, suitable for long-term residence.

Mr. Nguyen Van T, a resident of Xuan Linh village, shared: “My family has lived here for nearly 20 years and has never had a serious flood. The land is gently hilly, and rainwater drains quickly. Since the road was widened and the industrial park was built, many people have come to ask to buy land. Prices have increased, but people still live normally and do not worry about flooding.”

Many households in Xuan Linh have boldly invested in opening shops, building motels or cooperating with businesses to develop ancillary services.

The implementation of infrastructure projects and industrial parks in the region not only promotes land value but also opens up many new livelihood opportunities. It is estimated that when Nhuan Trach Industrial Park comes into operation, it will create direct jobs for tens of thousands of workers, leading to demand for housing, logistics services, food, transportation and trade.

Many households in Xuan Linh have boldly invested in opening shops, building boarding houses or cooperating with businesses to develop ancillary services. The Xuan Mai commune government is also encouraging the development of household economy associated with urbanization, creating local jobs, contributing to stabilizing people's lives.

According to experts, the most obvious beneficiaries are landowners along Highway 6, areas adjacent to Industrial Parks and areas outside the Beltway 5 corridor. In addition, logistics and transportation businesses, construction contractors and construction material suppliers will also benefit greatly when the real estate and infrastructure markets develop together.

However, to ensure sustainable development, according to planning experts, there needs to be synchronous coordination in land management and urban planning, especially transparency of project information and ensuring the rights of people affected by site clearance.
