New developments in the project of building villas encroaching on the Han River

(NLDO) – The investor of the Da Nang Real Estate and Marina project is continuing to build 16 villas after receiving permission from the Da Nang Department of Construction.


On March 25, the People's Committee of Son Tra District (Da Nang City) responded to people's opinions related to the Da Nang Real Estate and Marina project (commercial name Marina Complex, Nai Hien Dong Ward, Son Tra District).

Marina Complex Project site has been leveled, preparing for construction of 16 villas.

Earlier, in early March, local residents witnessed a number of vehicles and excavators operating inside the Marina Complex project area. This project has long been suspended due to legal disputes. Residents questioned the legality as well as the planning adjustment here.

In response to the feedback, Son Tra district has assigned Nai Hien Dong ward to inspect and handle the situation. The ward People's Committee has directed specialized departments to review and inspect the actual situation.

Nai Hien Dong Ward People's Committee said that on February 24, 2025, the ward received a notice of commencement of construction of the project from Da Nang Marina Joint Stock Company.

Notice based on Construction Permit No. 100 dated March 8, 2019 issued by the Department of Construction of the City and Document No. 143 dated January 7, 2025 of the Department of Construction on permission to continue construction of the remaining units of Construction Permit No. 100.

According to the announcement, the company will start construction of townhouses and villas in the Da Nang Real Estate and Marina project, constructing 16 villas from 3-4 floors, with a construction floor area of ​​369-813m2 each.

The construction start date is March 3, 2025 and is expected to be completed in the second quarter of 2026.

Means of transporting materials into the project

"In the coming time, the Ward People's Committee will continue to maintain its forces and coordinate with the District Urban Regulation Inspection Team (directly inspecting works according to decentralization) to inspect construction at the project and advise the competent authorities to handle violations (if any) in the above area", Son Tra District People's Committee informed.

It is known that the Marina Complex project was previously involved in a scandal about encroaching on the Han River and had to be temporarily suspended for inspection and review for a period of time.

Marina Complex has an area of ​​11.7 hectares, phase 1 was implemented in 2016, with more than 100 shophouses built and distributed to the market. Phase 2 of the project was implemented in early 2019.

The investor built a 1,000m embankment and leveled 1ha of the Han River water surface to build a row of villas, 2 apartment towers, a hotel, and a marina. However, during the construction of the embankment and leveling, there was public backlash due to concerns about the impact on the flow of the Han River when the river was filled.

After consulting with experts, the Da Nang government believes that the project's embankments along the right bank of the Han River will have no or very little impact on the flow and flooding during the rainy and stormy season.

After that, the People's Committee of Da Nang City directed the sectors to work with investors on project adjustment plans to ensure requirements on increasing green tree density, adding public space, and creating walkways along the riverbank throughout the projects to serve the people; ensuring the architectural aesthetics of the space along the Han River.
