Real estate projects in suburban areas attract young customers

In the past, homebuyers often prioritized factors such as proximity to the city center and public amenities such as schools, markets and workplaces before deciding to “put down money” on real estate projects. However, according to the Consumer Sentiment (CSS) and Real Estate Trends report by Propertyguru Vietnam, many other criteria have been set when choosing to buy a home.

Specifically, this report shows that nearly 70% of young people in nearly 1,000 survey participants want to own their first home in the next 1-2 years. In which, the factors for choosing a home are green space at the place of residence; close to key traffic works, easy connection to major roads, convenient transportation will be prioritized and must have a price within reach of home buyers' income.

Thus, when real estate projects in the city center far exceed the income of young people, affordable projects in the surrounding areas are always of interest. In particular, the factors of "convenience" and "quality of life" in the home buying tastes of young people are increasingly evident. That is the requirement for a living environment rich in green space and internal facilities, convenient transportation and reasonable prices.

Developed infrastructure, reasonable prices and diverse green areas have made suburban projects attractive to young customers.

The needs of the researched group are in line with real estate projects in new suburban centers or satellite cities. Especially when these areas are being "pulled closer" to the old centers thanks to the synchronous development of traffic infrastructure, helping to shorten travel time.

Along with the consumer psychology report, the market research department of Batdongsan.com.vn has just released an analysis of factors affecting the population expansion to suburban areas. In particular, factors related to employment opportunities, infrastructure, medical facilities, and education not only affect the decision to buy a house but also the ability to increase real estate prices.

For example, in Ho Chi Minh City, the current house price in the vicinity of the center is about 32-45 million VND/m2, which is considered reasonable when the population density in the vicinity of the center is still increasing over the years, and the connecting infrastructure is also getting better every year. Besides population density, infrastructure, and jobs, health and education factors also affect the willingness of home buyers to move to the suburbs.

Educational, medical, service and entertainment facilities in Ho Chi Minh City are tending to move out of the city center, spreading to the suburbs. Supermarkets such as Emart, Aeon Mall, international schools Emasi, IGS, ESI... are also appearing more and more in the suburbs. The increasingly open infrastructure is expected to support the increasing trend of moving to the suburbs to buy houses in the coming years.
