Efforts to complete the project amid the "price storm" of construction materials

Since the beginning of the year, the prices of sand, stone, cement, and steel have all increased, creating pressure on construction enterprises. However, in Da Nang, many projects are being accelerated, many projects are entering the "final" phase to be handed over on time.

Efforts to overcome difficulties

In recent months, the prices of many construction materials have increased sharply by 10-30% compared to the beginning of the year. Construction sand alone has increased by more than 70% at times, from about 470,000 VND/m3 to nearly 800,000 VND/ m3 .

This price increase has caused investment costs to increase significantly, putting great pressure on the cash flow of investors and contractors. However, the reality in Da Nang shows that many civil works, hotels, commercial areas and apartments are still maintaining progress. Many projects have entered the completion stage to be handed over on schedule.

Mr. Khuc Hao Minh, a construction contractor in Thanh Khe ward, shared: "People hope to soon have stable housing, so even though the prices of sand, stone, and cement have increased sharply, we still have to manage, find suitable sources of supply, and even accept reduced profits to complete the project on time as signed."

Similarly, Mr. Le Van Ngoc, a contractor for full-package civil construction, said: “If the progress is delayed, both the contractor and the homeowner will be affected, and our reputation will also decline. Therefore, we choose the optimal solution of labor, saving on auxiliary costs, and at the same time directly supervising so that the project can both ensure quality and meet the schedule.”

Faced with fluctuations in the construction materials market, contractors have proactively sought supply from various channels. Instead of depending on one unit, many businesses have signed short-term contracts with sand mines, stone yards, and cement factories in the locality, even in neighboring provinces, to spread the risk.

At the same time, new technology and construction methods are also widely applied. In high-rise buildings, many units use reusable formwork to reduce material loss; flexible shift arrangements, shortening waiting time to ensure quality and speed up progress.

Mr. Nguyen Van Hoa, Director of Hy Ma Joint Stock Company, said: “Increasing material prices cause costs to increase, but businesses are forced to balance and optimize construction methods, reducing intermediaries. In many cases, we accept a reduction in profits to keep our reputation and ensure the committed progress.”

Engineer Le Van Vo, in charge of constructing an apartment complex along the Han River, said: “We divided the contract package into small packages, implementing many items in parallel to avoid delays in the production line. Subcontractors are also encouraged to be proactive, because if just one item is delayed, it will affect the overall progress.”

Stick to schedule

Thanks to the initiative, many projects with private investment capital in the city have entered the "sprint" stage. In Hai Chau and Ngu Hanh Son wards, commercial and service areas are being urgently constructed; along My Khe beach, a chain of high-rise hotels are being completed simultaneously; in Hoa Xuan, Hoa Khanh and Lien Chieu wards, many luxury apartment projects are also accelerating to the finish line.

Notably, the MM Mega Market Da Nang Commercial Center project in Hoa Khanh is being accelerated. The contractor representative said that the unit mobilized maximum human resources, arranged overtime, and increased shifts to complete the items, striving to hand over by the end of October 2025. Despite the escalating price of materials, the unit is still determined to keep the schedule signed with the investor, considering this a commitment to reputation and responsibility.

Mr. Bruno Jousselin, CEO of MM Mega Market Vietnam, said the project aims to be a model green shopping mall, expected to be put into operation by the end of 2025.

Mr. Bruno Jousselin also highly appreciated the capacity of the contractors when after nearly a year of implementation, the project is completing the final items. This will be a project to supplement modern commercial and service infrastructure for the northwest area of ​​the city, at the same time creating more jobs and becoming a highlight to attract people and tourists to come and shop.

The urgency and determination of businesses and contractors not only helps projects keep up with schedule but also creates more momentum for the Da Nang real estate market. When a series of new projects are completed, it is expected to help the real estate market become vibrant again, attracting domestic and foreign capital.

Mr. Tran Le Hoang, a real estate investor in Hanoi, commented: “Da Nang is in a period of growth, many projects with budget and private investment capital are completed on time, strengthening the confidence of investors. This is an important factor for the market to develop stably.”

According to Mr. Nguyen Ha Nam , Director of the Department of Construction, the fact that many civil, commercial and infrastructure projects are simultaneously accelerating in the context of escalating material prices shows the dynamism and flexibility of the business community. The city always encourages the application of modern construction technology to save costs, ensure quality and labor safety.

“We are closely monitoring the price of materials and recommending that ministries and branches soon have solutions to stabilize the market and support businesses to overcome difficulties. The common goal is to create favorable conditions for the project to be completed on time, contributing to improving the urban appearance, promoting the development of trade, services and housing for people.

Maintaining construction progress in a difficult context is not only a purely economic effort, but also demonstrates the mettle and social responsibility of the construction business community. This is also a testament to the attraction and strong development potential of Da Nang on the path to becoming a modern city and a major service and tourism center of the Central region," said Mr. Nam.
