Da Nang real estate recovers strongly in the third quarter of 2025

DNO - Da Nang's real estate market in the third quarter of 2025 will recover strongly thanks to supportive credit policies, accelerated key infrastructure and abundant supply of new projects.

"Hot" in the land and apartment segment

According to survey data from the batdongsan.com.vn platform, land and apartment prices in Da Nang have increased simultaneously. In the third quarter of 2025, land prices increased by +68% compared to the first quarter of 2023, and apartments increased by +50%. This quarter also recorded Ngu Hanh Son (+33% price; +48% interest) and Son Tra (+41% price; +32% interest) as hot spots.

Da Nang apartments are also in the top tourist cities with the best investment performance over the past two years, with an outstanding price increase of +146% compared to the first quarter of 2023.

In the former Quang Nam area, land plots continue to be the main segment, accounting for 83% of interest. Dien Ban (+36% price) and Nui Thanh (+22% price) are emerging thanks to the wave of investment in industrial zones and border economic zones.

“Apartments are being sought after more, showing a shift in line with the development trend of modern cities. As for land, although the selling price will grow strongly in 2025, it will only exceed the peak in 2019 by less than 15% after 6 years. With the new development trend after the merger and the attractive price level, Da Nang land still has room for growth,” said Mr. Ha Nghiem, Director of the Da Nang branch of batdongsan.com.vn.

Real estate plays a key role in driving

According to the Da Nang City Statistics Office, other consumer service activities in September, the third quarter and the first nine months of 2025 continued to grow positively, with real estate playing the main driving role thanks to credit policies, infrastructure and new project supply.

This service group continues to affirm its important position in the trade-service structure, creating a fulcrum for the city's socio-economic growth.

Revenue from other consumer services in September 2025 is estimated at VND 4,556 billion, up 34.7% over the same period in 2024. Of which, final consumer real estate business services continue to play the main driving role with an increase of 81.8%.

In the third quarter of 2025, revenue from other consumer services reached VND 14,217 billion, down 5.8% compared to the previous quarter but up 40.6% compared to the same period in 2024. In which, the real estate business service group made a strong breakthrough, increasing by 94.7% and accounting for the largest proportion in the service structure.

Accumulated in the first 9 months of 2025, revenue of this industry group reached 41,117 billion VND, an increase of 45.2% over the same period in 2024. In which, the strongest increase was in real estate business services for final consumption, reaching 15,289 billion VND (+104.7%).

According to the Danang City Statistics Office, the Danang real estate market in the third quarter of 2025 recorded a strong recovery thanks to supportive credit policies, accelerated key infrastructure and abundant supply of new projects.

The condotel and resort villa segments are bustling with tourism recovery, while land, townhouses and luxury apartments maintain their appeal thanks to transparent legal status and favorable locations.

In general, in the first 9 months, real estate activities maintained high growth momentum, with the bright spot being the former Da Nang - Quang Nam border area, thanks to infrastructure advantages and inter-regional connectivity.

According to the Da Nang City Statistics Office, the overall market is supported by three main pillars: completed infrastructure, active suburban planning policies and returning investment capital, thereby affirming Da Nang's role as a dynamic real estate center in the Central region.
