Da Nang: Land and apartment market to flourish in the third quarter of 2025

ĐNO - According to the real estate development research and consulting unit of DKRA Group (DKRA Consulting), in the third quarter of 2025, the residential real estate market in Da Nang city recorded a positive recovery from the land and apartment segments.

According to DKRA Consulting, the Da Nang real estate market in the third quarter of 2025 has not recovered evenly in all segments. However, the market is still driven by many positive factors from policies, laws, traffic infrastructure, etc.

Land segment recovers positively

The land segment in the third quarter of 2025 had primary supply recording an increase of 85% compared to the same period in 2024. Ngu Hanh Son Ward took the lead, accounting for 91% of supply and 99% of new consumption.

Compared to the second quarter of 2025, primary prices recorded an average increase of about 3%, while secondary prices recorded an average increase of about 4%. Transactions focused on projects in urban complexes, with convenient regional connectivity and completed legal infrastructure.

In the apartment segment, primary supply continued to increase, recording an increase of 87% over the same period. In the third quarter of 2025, the Grade A apartment segment maintained its leading position, accounting for 81% of the total primary supply in Da Nang.

Market demand continued to improve, reaching 68% of total primary supply, mostly in newly opened projects in Hoa Xuan, Ngu Hanh Son and Hoa Cuong wards.

The apartment market is gradually showing an imbalance in supply between segments because most of the projects launched on the market are positioned in the high-end segment. Selling prices are constantly setting new price levels, ranging from 80 to over 100 million VND per square meter of apartment.

Primary supply of townhouses/villas continued to decline by approximately 15% year-on-year, with most of the supply coming from inventory of previously launched projects, accounting for 84% of total market supply.

Regarding resort real estate and resort villas , primary supply continued to decline by about 7% compared to the same period, mainly due to the inventory of old projects. New projects continued to be absent for nearly 3 years. Demand in the segment remained low, consumption was insignificant, and liquidity still faced many difficulties.

Primary supply of the resort townhouse/shophouse segment remains low, new projects are lacking, supply in the quarter mainly comes from old projects that were opened for sale last year but no transactions were recorded.

The primary selling price level is generally stable, with no significant fluctuations compared to the same period last year, fluctuating around 7.1 - 16.3 billion VND/unit. The secondary market continues to be gloomy.

In the condotel segment, primary supply decreased slightly by 2% compared to the same period last year. Notably, 100% of the supply in the quarter came from inventory of old projects while new supply has remained absent from the market for nearly a year. Demand in this market is very low.

According to the Danang City Statistics Office, the recovery of the Danang real estate market in the third quarter of 2025 is thanks to supportive credit policies, accelerated key infrastructure and abundant supply of new projects.

Recovery prospects in the fourth quarter of 2025

According to DKRA Consulting's forecast, by the fourth quarter of 2025, the market will have clearer recovery prospects, depending on each specific segment.

In which, the new supply of land in Da Nang is expected to maintain a positive upward trend, with about 850 - 950 new products expected to be launched for sale. Areas such as Ngu Hanh Son ward, Dien Ban Dong... will be the main source of supply for the market.

It is forecasted that the new supply of the apartment segment brought to the market will likely remain at the level of the third quarter of 2025 or increase slightly, fluctuating between 3,000 - 4,000 apartments.

New supply of townhouses/villas is expected to increase slightly, with around 100 - 200 units introduced to the market.

Meanwhile, new supply in the resort real estate segment is expected to continue to be absent, investors are still quite cautious in implementing sales in the current sluggish market context.
