On November 7, the Department of Planning and Investment of Hai Phong issued a notice inviting bids for the social housing project in Cau Rao 2 Urban Area, Vinh Niem Ward, Le Chan District, Hai Phong City. The project aims to build social housing for sale (about 80% of the apartments) and for rent (20% of the apartments).
The project's planned land area is 7.31 hectares. Of which, the social housing area covers an area of nearly 2.6 hectares, including 4 blocks of 15-storey apartment buildings and an attic with about 1,880 apartments. The total planned floor area is about more than 150,000 square meters.
In addition, the commercial housing area has an area of over 0.6 hectares, with a scale of about 68 apartments of 5 floors and attic, with a total expected floor area of nearly 33,000 m2. The investment form is to build the rough part, only finishing the exterior.
In addition, the kindergarten area has an area of about 4,536 m2, a scale of about 350 children, 3 floors and attic, construction density of 40%, total floor area of about 5,988 m2. The investor who wins the project bid will complete the construction, manage the use and calculate the business plan according to regulations. This source of funding is not included in the selling price of social housing.
Preliminary total project implementation cost: Total estimated investment capital (excluding compensation and site clearance costs) is over 1,914 billion VND. Total compensation and site clearance support costs are over 25 billion VND. Project implementation period is 50 years from the date of land allocation by Hai Phong City People's Committee.
According to the project "Investing in the construction of at least 1 million social housing apartments for low-income people and industrial park workers in the period of 2021-2030" approved by the Prime Minister in Decision No. 338, Hai Phong City is assigned the target of completing 33,500 social housing units by 2030, of which: 15,400 units in the period of 2022 - 2025, 18,100 units in the period of 2026 - 2030.
According to information from the People's Committee of Hai Phong City, in the period of 2022 - 2023, the locality has put about 1,080 social housing units and workers' housing units into use. At the same time, it has approved and approved adjustments to investment policies for 12 social housing projects with a scale of more than 20,000 units.
With the determination to exceed the target of 33,500 social housing units before 2030, Hai Phong City has issued a Resolution on social housing development in the city until 2030, with specific goals: 15,400 apartments will be built in the 2021 - 2025 period; 18,100 apartments will be built in the 2026 - 2030 period .
