Many people inside and outside the province have come to inquire about land plots in Trung Tam village, Toan Luu commune in recent days.

Posing as a customer wanting to buy land, we were offered by a number of brokers with prices that fluctuated greatly, depending on location.

In Trung Tam village (Toan Luu commune), Ms. Nguyen Thi Tr. - a local broker introduced us to a 160m² plot of land for 410 million VND. "The surrounding plots have been through many speculators so the price has increased to 430 - 450 million VND, this plot is F0 (original land of the owner that has not been bought and sold - PV) so it has this price. This area is more than 2km away from the planned industrial park so the price is still cheap, buying for long-term investment is very good" - Ms. Tr. said.

When she saw that we wanted to buy but were still hesitant because the area was far from the industrial park, Ms. Tr. continued to open the map on her phone, introducing 3 more plots of land in Ngoc Ha village, located 500 meters from the industrial park with prices ranging from 900 million VND - 1.3 billion VND and was ready to take us to see the site.

Pointing to a plot of land divided into dozens of lots, surrounded by newly paved asphalt roads, Mr. Nguyen Toan - a resident of Trung Tam village (Toan Luu commune) said: "This area is rural, and at the end of a dead-end road, no one looked at the land before, but a few months ago, an investor bought a plot of land of more than 5,500 m2 before, built asphalt roads, and divided the plots for sale. In recent days, cars have been coming in and out, mainly people from other places, but no one here buys. The land price here used to be very cheap, people sold by sao. A few months ago, my family sold one sao (500 m2 ) for 280 million VND, but now around here, each plot of land with an area of ​​140 - 150 m2 is sold for 460 - 500 million VND."

Many plots of land in some villages of Toan Luu commune have been "renovated" and paved with asphalt by some individual investors to increase the value of the land.

In Ngoc Ha village, on the afternoon of September 17, reporters also recorded cars lining up to buy and sell land. Here, "broker" Nguyen Thi L. also introduced to us plots of land about 500 - 600m from Provincial Road 550 with prices of 1.3 - 1.8 billion VND, area of ​​200 m2 with the commitment of "road construction soon", "beautiful land", "potential for price increase"... According to Ms. L., land prices have only increased in the past week, since the announcement of the planning of the Industrial Park in the West of Ha Tinh City.

Ms. L. said: “This plot of land costs 1.8 billion VND, before the planning announcement it cost about 1.3 billion VND. In the past few days, many people have come to see it, deposit and "finalize" the purchase. Every day I receive deposits for 13-18 plots of land, with a deposit of 100 million VND/plot. There are even people who transfer deposits and make transactions via text messages without even coming to see it.”

According to Mr. Tran Ba ​​Hoanh - Vice Chairman of the People's Committee of Toan Luu Commune, the number of people coming to learn about buying and selling land in the locality has increased dramatically, causing a stir in public opinion in recent days, concentrated in 5 villages: Nam Son, Ngoc Ha, Trung Tam, Vinh Cat, Tay Son. This "fever" has pushed up land prices in these villages by about 30%. However, this is considered unrealistic and only lasts for a short time. According to Mr. Hoanh, although the land market seems to be bustling, in reality, the People's Committee of the commune has not recorded any cases of people coming to make documents for buying and selling transactions.

Mr. Hoanh said: In this situation, the Toan Luu commune government has proactively implemented solutions to prevent the "virtual fever" and minimize the consequences. Accordingly, the locality has propagated and advised people not to follow virtual transactions, to avoid falling into the situation of borrowing, depositing to buy land and then "holding debt" when the market "cools down". At the same time, the commune also informed the Bac Thach People's Credit Fund located in the area to be careful in lending money to people to buy land at this time to avoid risks.

The situation of "land fever" following projects and planning is not a new story in Ha Tinh. In 2022, the situation of "inflating" land prices also occurred in localities such as Viet Tien commune (old), Yen Hoa (old), Cam Duong (old)... With sophisticated tricks, a group of "land brokers" and speculators created waves by spreading news, buying and selling between internal groups, making virtual deposits, then quickly "surfing" to other hands, pushing up land prices in a very short time to create a feeling of a bustling market.

If you are not alert to the land “fever” and speculate according to the crowd psychology, many consequences and risks may happen to investors when land prices are inflated in the short term. In fact, many people “jumped the peak” to buy land at the peak of the “fever”, and then when the market calmed down, they had to sell at a lower price or accept to forfeit the deposit.

The "virtual fever" and pushing up land prices can cause many consequences such as: affecting local security and order, affecting the law and not reflecting the true value of real estate.

In the case of deposits – passed through many hands but not yet transferred, legal documents are unclear, if the buyer is gullible and lacks knowledge, he or she may fall into the situation of “losing both money and health”. In addition, when the “fever” pushes up the price level, it also affects the real estate market in general, causing difficulties for those who have a real need to buy land.

To limit the phenomenon of "virtual land fever", the authorities need to strengthen inspection and handling of speculative, fraudulent and unclear transactions. On the part of the people, they need to be careful when "putting money", should not follow the crowd, especially when the legality of the land has not been verified.
