Cau Giay Land Fund Development Center (Cau Giay District, Hanoi ) has just announced the selection of an organization to auction assets which are land use rights for 16 plots of land in block D18 of Cau Giay New Urban Area, Dich Vong Ward and 2 plots of land in lane 39, Tu Mo Street and lane 87, Nguyen Thi Dinh Street, Trung Hoa Ward.

In which, land plot D18 Cau Giay New Urban Area includes 2 plots B10 and B19. Specifically, plot B10 has an area of ​​153m2, starting price 248.2 million VND/m2; plot B19 has an area of ​​159m2, starting price 186 million VND/m2.

The land in lane 39 Tu Mo street has 6 plots of land numbered from 1 to 6 with an area of ​​44.3-64.4m2. The starting price of the above plots of land ranges from 160.8-187.1 million VND/m2.

For the land in lane 87, Nguyen Thi Dinh street, there are 6 plots of land numbered from 1 to 6. Of which, plots 1, 2, 3, and 4 all have an area of ​​58.7m2 and a starting price of 181.3 million VND/m2. Plot 5 has an area of ​​84.2m2, a starting price of 173.5 million VND/m2. Plot 6 has an area of ​​117.7m2, a starting price of 159.1 million VND/m2.

It is expected that if the auction of the above 16 plots of land is successful, the total amount collected at the starting price will be more than 218.7 billion VND.

Previously, at the end of 2021, 25 plots of land in X4 area, Mai Dich ward were auctioned with starting prices ranging from 104.7 to 182.3 million VND/m2. Although only 25 plots of land were auctioned, the auction had about 800 - 900 applications submitted, with many investors even submitting 5-10 sets of applications.

After the auction ended, the winning bids left many people "shocked" because they were 2-2.6 times higher than the starting price that had caused a stir. Specifically, the lowest winning bid was 162.7 million VND/m2 while the highest winning bid was 364.3 million VND/m2.

It is worth noting that by February 2022, when the deadline for paying the entire auction winning amount had passed, 4 plots of land at the X4 auction had their deposits forfeited.

Recently, the land use rights for 20 plots of land in the Sen rice field area, Van Phuc ward, Ha Dong district (Hanoi) were also auctioned. These plots are all urban land with long-term use, area 45.5-58.3m2/plot, starting price 87.6-97.9 million VND/m2. All were successfully auctioned.

Notably, the land plot coded LK02-01 with an area of ​​56.8m2 located at the corner lot has the highest winning price at 168.9 million VND/m2. It is known that the starting price of the land plot is 97.9 million VND/m2. Thus, the winning price of this land plot is more than 70% higher than the starting price.

Notably, after the auction ended, many investors successfully "sold" the land with a difference of several hundred million VND. For example, at the land plot LK03-03 with an area of ​​45.5m2, the starting price was 97.9 million VND/m2; this plot was won at a price of about 155 million VND/m2, or more than 7 billion VND. Immediately after that, the investor successfully transferred the land plot to a local resident with a difference of 350 million VND compared to the winning price.
