The “golden ticket” to help increase office value
Domestic and international businesses and investors increasingly consider ESG as a key factor in strategic planning and business decision-making, with the common goal of moving towards “Net Zero”. In this context, choosing a green office becomes an essential part of the sustainable development roadmap.
According to CBRE Vietnam, tenants' needs are not only limited to finding a standard workspace, but also towards a friendly, convenient and healthy working environment. In the first 6 months of 2025, relocation transactions to new high-quality buildings dominated, reaching 65% of the total office leasing area in Hanoi .
A survey conducted by CBRE in March 2025 also showed that buildings with green certification have an occupancy rate 2% higher than the average Asia- Pacific market. This clearly reflects the trend of tenants increasingly prioritizing green experiences associated with operational efficiency and energy savings. Green certification has gone from being a “nice-to-have” to becoming a mandatory condition, especially for multinational companies.
It is this change in demand that is driving investors to improve the quality of their offices not only in terms of green infrastructure but also in terms of the quality of building management and operation services, to ensure that tenants truly feel the difference in value.

Ms. Pham Thi Quynh, Director of Office and Commercial Center Management of TN Property Management Joint Stock Company (TNPM) said: “For a green building to be truly different, the investor not only needs standard infrastructure but also needs to bring a comprehensive experience to tenants. Then, the value of the property will be increased sustainably, and at the same time, customers will stay longer.”
For buildings that have been put into operation, this expert believes that converting to a green model requires investors to focus on appropriate renovation solutions. It is important to choose a set of green certification criteria that corresponds to the development orientation of the business to ensure feasibility and long-term effectiveness.
Operational touchpoints that elevate the tenant experience
If green infrastructure and building certification are the “passports” that affirm sustainable values, then building management is the decisive factor in the daily experience of tenants. Seemingly small “touch points” such as reception, security, cleaning… are the places that build goodwill and nurture long-term attachment to the building.
As one of the pioneers pursuing sustainable development, TNPM real estate management company - a member of ROX Key - has built a real estate operation management system that meets international standards (ISO 9001:2015 and ISO 45001:2018), and at the same time integrates many smart technology solutions.

At typical office projects such as ROX Tower Nguyen Chi Thanh, ROX Tower Nguyen Cong Tru, Van Ho Inter-Agency Area... TNPM provides technical operation services, reception, security, trees, environmental landscape... according to a methodical and flexible process, suitable for each project's specific characteristics.
For buildings with green building certification, TNPM strictly complies with regulations on energy control, from lighting and ventilation systems to water-saving sanitary equipment and landscaping using drought-resistant plants, reusing rainwater...
Ms. Pham Thi Quynh emphasized: “A team of professional, dedicated staff combined with advanced technology solutions will contribute to bringing a beautiful, professional image to the office building - especially a green building. The important thing is that tenants feel comfortable and convenient in every small detail of their daily experience.”
In the past 5 years, TNPM has pioneered the application of digital transformation solutions in operations management such as FM, CRM, Car Parking, Smart Security... These technologies not only help optimize human resources, save costs, but also improve transparency and user experience.
In addition, TNPM also focuses on building a team of staff with a service mindset and professional spirit, to meet the expectations of a dream workplace, where every employee has beautiful and emotional experiences.
In the global trend, ESG is redefining the development standards for businesses and investors. Green offices are therefore not only a symbol of sustainability, but also a solution to improve health, work performance and optimize long-term costs. Accompanying this trend, professional management units such as TNPM will be the "extended arm" to help investors increase asset value, create a different experience for tenants, and at the same time affirm their commitment to sustainable development in the market.
