Binh Dinh will auction the land use rights to implement the Southwest Urban Area Project of Nhon Ly Commune and Project Point No. 2 (2-2) in November 2024. Both land plots have a starting price of more than 537 billion VND.
Binh Dinh: Two land plots for a project worth over 2,200 billion VND are about to be auctioned.
Binh Dinh will auction the land use rights to implement the Southwest Urban Area Project of Nhon Ly Commune and Project Point No. 2 (2-2) in November 2024. Both land plots have a starting price of more than 537 billion VND.
The Property Auction Service Center (Binh Dinh Department of Justice) has just announced the auction of land use rights to implement 2 projects including the Southwest Urban Area Project of Nhon Ly Commune and Project Point No. 2 (2-2), Nhon Ly - Cat Tien Beach Tourist Area.
The Southwest Urban Area Project of Nhon Ly Commune belongs to the planning of Nhon Hoi Tourist Urban Area (Sub-area 03), Nhon Hoi Economic Zone, Nhon Ly Commune, Quy Nhon City with an area of over 21.3 hectares (residential land 5.9 hectares, commercial service land over 1.7 hectares). The progress of completing the entire project is no more than 72 months from the date of the decision on land allocation and land lease.
The project has a total of 106 townhouses combined with commercial services, 229 villas, and 300 social housing apartments. In addition, the project also has a 9-storey hotel and a 3-storey auxiliary service building...
The Asset Auction Service Center said that the starting price of the asset is 537,436 billion VND, the step price is 10,749 billion VND, the deposit to participate in the auction is 107,487 billion VND. The time to submit the capacity documents and indirect bids is before 4:00 p.m. on November 15, 2024; the auction will be held at 9:00 a.m. on November 23, 2024.
Because the Southwest Urban Area Project of Nhon Ly Commune has a total minimum investment capital of 2,264 billion VND, in developing the project, the investor must have owned capital to implement the project not less than 15% of the total project investment; the investor, parent company, economic organization established by the investor has been the investor of at least 1 similar project with a minimum project implementation cost of 1,358.4 billion VND within the past 6 years...
Meanwhile, Project Point No. 2 (2-2), Nhon Ly - Cat Tien Beach Tourist Area has an area of 40.21 hectares including tourism service land of more than 14.4 hectares, hotel land of 1.6 hectares, resort service land of 1.1 hectares...
According to the Property Auction Service Center, the starting price of the property is 537,436 billion VND, the step price is 6,959 billion VND, the deposit to participate in the auction is more than 69.5 billion VND. The time to submit documents is before 4:00 p.m., November 22, 2024; the auction time is 9:00 a.m., November 30, 2024.
Project No. 2 (2-2), Nhon Ly - Cat Tien Beach Tourist Area has a total minimum investment capital of more than 2,215 billion VND; the total investment of the project is more than 2,563 billion VND (including land use fees, land rental fees paid in one lump sum for the entire rental period).
Investors participating in the project must prove that their own capital (with attached documents) to implement the project is not less than 15% of the total project investment; have been the investor of at least 1 similar project with a minimum project implementation cost of more than 1,107 billion VND within the last 6 years.
In addition to the above two projects, at 10:00 a.m. on November 30, 2024, the Property Auction Service Center will also organize an auction of land use rights to implement the Phuong Mai Mountainside Parking Lot Project in Sub-area 04, Nhon Hoi Economic Zone.
Phuong Mai Mountainside Parking Project has an area of 1.2 hectares. The total investment of the project is just over 65 billion VND; the starting price of the property is nearly 2 billion VND, the step price is 40 million VND, the deposit is over 399 million VND.
It is known that the parking lot is organized in the West and South of the project with parking spaces of about 88 motorbikes, 75 cars, 21 buses, and also arranges parking areas for shuttle buses and staff cars with a capacity of about 21 vehicles.
The Property Auction Service Center has issued 4 notices of auction of land use rights to implement the Southwest Urban Area Project of Nhon Ly Commune, taking place on March 2, 2024, April 25, 2024, June 1, 2024, and July 27, 2024, respectively. According to these notices, the Southwest Land Area of Nhon Ly Commune has a starting price of more than VND 639.6 billion (the starting price is VND 12.739 billion, the deposit is more than VND 127 billion).
Previously, in November 2023, the Binh Dinh Provincial Economic Zone Management Board also organized the implementation of the land use rights auction procedure for this Project (taking place on November 25, 2023). However, after the deadline for submitting project registration documents, the Southwest Urban Area Project of Nhon Ly Commune had 4 investors with the capacity and experience to participate in the auction and continue to participate in the second round of the auction.
However, in this round, no investors participated. Therefore, the Economic Zone Management Board requested the Property Auction Service Center to extend the auction period until December 31, 2023. On December 1, 2023, the Property Auction Service Center announced the auction of land use rights to implement the Southwest Urban Area Project of Nhon Ly Commune with the auction time for this project being 8:30 a.m., January 13, 2024.
