After a long period of stagnation, luxury rental premises in the center of Ho Chi Minh City have recently begun to become bustling again when a series of large domestic and foreign brands simultaneously expanded or reopened stores.
Once vacant locations are now being repaired and renovated with rental prices ranging from several hundred million to billions of dong per month, showing the strong attraction of the city center area.

On Le Loi Street, Chinese lifestyle retail brand KKV is building its first “KKV supermarket” in Ho Chi Minh City. With a much larger scale than its previous stores, the project is expected to become a new highlight for the retail market.
Entering Vietnam at the end of 2024, KKV quickly opened many branches in Hanoi and now in Ho Chi Minh City. KKV stands out with the message "Discover 100 lifestyles", providing more than 20,000 products from household appliances, accessories, fashion to toys.
Also on this route, the Cheho Tea brand is rushing to complete its second store after the first location at Vincom Thao Dien, continuing to pursue the goal of becoming a bridge for Eastern tea culture in Vietnam.
Spaces for rent around Ben Thanh market
Chagee, a Chinese milk tea brand that has caused public outrage, is also making many moves to expand its operations in Ho Chi Minh City. This brand currently has two prime stores on Nguyen Thiep Street, right at the corner of Dong Khoi - Nguyen Hue; and the newest store is at the corner of Truong Dinh - Ly Tu Trong Street.
Not only new brands, familiar "big guys" are also returning. McDonald's, after temporarily closing its store at 2-2A Tran Hung Dao because its lease expired in September 2024, is renovating the entire space to reopen in 2025.
Not far away, the Soha Plant-based vegetarian restaurant is preparing to open a second branch at 63 Tran Hung Dao and has posted a recruitment sign for opening day.
Yogurt Space - a self-service yogurt chain once famous for its cold yogurt and smoky ice cream - has returned after many years of absence to renovate the old premises at 147 Tran Hung Dao, which used to be a familiar meeting place for young people in the period 2009-2019.

According to real estate floors, the rental price of premises on Tran Hung Dao Street currently fluctuates between 120 and 400 million VND per month, depending on location and area. Meanwhile, the central core area always maintains the highest price level in the market.
Starbucks recently opened its fourth Reserve store at Diamond Plaza, a shopping mall with an almost full occupancy rate. Although the rental price has not been announced, previous branches show that the cost is not small: Bitexco Financial Tower used to cost about 75,000 USD/month for an area of 500 m², while the store at Han Thuyen previously recorded about 750 million VND/month for 210 m². From there, the business community predicts that the price at Diamond Plaza can fluctuate from 500 million VND to 1 billion VND/month.

On the other hand, the old Starbucks premises in Han Thuyen are now taken over by the Vietnamese coffee brand Adoré Coffee. After many years of making a splash in the international market, Adoré Coffee opened its first store in Vietnam on August 8 at 11-13 Han Thuyen, right in the busiest central area of the city, surrounded by Notre Dame Cathedral, Ho Chi Minh City Post Office and Nguyen Hue walking street.
This location not only helps Adoré affirm its brand reputation when returning to its home market but also has symbolic significance, marking fierce competition in the already vibrant coffee market. According to Kim Quang Group, the rental price in this area is currently around 30,000 USD/month, or more than 700 million VND.
