Cancel auction of 57 land plots in Thanh Oai, return deposit to buyers

Truong Son Joint Stock Auction Company - the organizer of the first Thanh Oai district land auction for 57 plots of land in Cao Duong commune on August 17, has announced to stop organizing the auction and return the money for purchasing documents and deposits to customers.

Specifically, on August 7, 2024, Truong Son Joint Stock Auction Company received a notice from the Thanh Oai District Land Fund Development Center stating "Stop organizing the first round of land use rights auctions for 57 land plots in the Dam area, Muc Xa village, Cao Duong commune, Thanh Oai district, Hanoi City ".

The reason given by Thanh Oai District People's Committee is that it is necessary to re-determine the starting price for auctioning land use rights for 114 plots of land in Cao Duong commune according to the decision of Hanoi People's Committee.

Truong Son Joint Stock Auction Company also announced that it will refund the registration fee and deposit to customers who have paid.

Previously, according to the announcement made by the auction organization, 57 plots of land in the Muc Xa hamlet area, Cao Duong commune have an area ranging from 74.63-134.69 square meters with a starting price of only 8.097 million VND/square meter.

With the above starting price (excluding taxes, fees, and charges), the deposit for the land plots ranges from nearly 121-218 million VND.

On August 10, information about the results of the land auction in Thanh Oai district (Hanoi) caused a stir in the real estate market.

Specifically, Thanh Oai District People's Committee organized an auction of 68 land lots in Ngo Ba area, Thanh Than village, Thanh Cao commune, with the winning bid price 7-8 times higher than the starting price.

This auction attracted thousands of customers to participate with starting prices of auctioned land lots ranging from 8.6 - 12.5 million VND/m2.

However, many plots of land have had prices ranging from 52 to more than 100 million VND/m2.

The land surrounding the area has just been auctioned in Thanh Oai district, Hanoi, about 30km from the center of Hanoi with utilities and infrastructure quality that are assessed to have not changed much over the years.

That is why many people are questioning the auction price here.
