Tay Ninh: Appraisal of planning task dossiers and planning adjustments in the province

The appraisal council reviews and gives opinions on planning task dossiers, zoning planning adjustments and urban planning dossiers.
According to the general planning documents, Can Duoc urban area has a planning scale of about 22,036 hectares, including 6 administrative units: Can Duoc commune, Long Cang commune, Rach Kien commune, My Le commune, Tan Lan commune and Long Huu commune. The urban development strategy is based on 3 pillars: industry - services - infrastructure.

At the appraisal session, members of the Appraisal Council requested the consulting unit to clarify the regional connectivity of the project, and at the same time add orientations to attract a population of 500,000 people by 2050 and other specific targets.

Commenting on this content, Vice Chairman of the Provincial People's Committee, Chairman of the Provincial Appraisal Council Huynh Van Son requested the consulting unit to promptly complete the dossier, closely follow the general planning of the province and region, specify the indicators, and promptly submit them to the Provincial People's Committee for approval, thereby creating a basis to attract investors and soon put the planning into practice.

For the zoning plan of the new urban area of Long Huu, the research scope is about 3,688 hectares, including the entire natural boundary of Long Huu commune, of which the planning area is over 2,600 hectares. The planning content focuses on determining the urban nature, population forecast, land use indicators, and at the same time studying ecological factors, technical infrastructure connection, national defense and historical relic preservation.

Vice Chairman of the Provincial People's Committee Huynh Van Son requested the consulting unit to absorb comments and fully supplement the indicators on land, population, and development space; complete the dossier to submit to the Provincial People's Committee for consideration and approval as soon as possible.

Also in the appraisal session on October 1, Vice Chairman of the Provincial People's Committee, Chairman of the Appraisal Council Huynh Van Son and the Appraisal Council reviewed and gave opinions on many urban planning adjustment dossiers in the province.

Specifically, the Council appraised the dossier to adjust the Zoning Plan and the 1/500 scale Detailed Plan of Tan My New Urban Area, Hau Nghia Commune. The scope of adjustment includes subdivisions A, B and C, with a total area of 930 hectares. Notably, the adjustment is related to changing the location of land for social housing construction to commercial housing.

At the same time, the Council also reviewed and appraised the dossier for local adjustment of the 1/2,000 scale zoning plan of the new urban area of Tan My. After listening to the presentation of the consulting unit, the Council unanimously approved the adjustment plan.

Vice Chairman of the Provincial People's Committee Huynh Van Son requested the investor and the consulting unit to promptly complete the dossier, paying attention to technical infrastructure factors when converting the function from social housing to commercial housing, to submit to the Department of Finance for appraisal and report to the Provincial People's Committee for consideration and approval.

Regarding the dossier adjusting the 1/2,000 scale Zoning Plan and the 1/500 scale Detailed Plan of Phuoc Vinh Tay New Urban Area, Phuoc Vinh Tay Commune, the Appraisal Council basically agreed on the policy, adjusted it to suit the reality, the investor urgently supplemented the dossier, assigned the Department of Construction to appraise and submit for approval. The project has an estimated land use scale of about 1,089.6 hectares.

The appraisal council also basically agreed on the detailed planning task at a scale of 1/500 for the Eco-tourism, resort, sports , entertainment and recreation area at Nhim Island - Dau Tieng Lake, Duong Minh Chau Commune, with a research boundary of more than 431 hectares. At the same time, the council requested the consulting unit to continue reviewing and adjusting the dossier accordingly, ensuring the ecological landscape factor and promoting the unique tourism potential of the Dau Tieng Lake area.

Regarding the adjustment of the detailed planning at a scale of 1/500 for the Viet Hoa - Duc Lap Residential and Resettlement Area, Hoa Khanh Commune and Duc Lap Commune, the Appraisal Council basically agreed with the proposal of the consulting unit.

According to the adjusted plan, the project area is more than 58,000m². The Council requested the investor to continue reviewing and completing the contents related to technical infrastructure, ensuring synchronization in traffic connection and social infrastructure, and at the same time supplementing the dossier to send to the Department of Finance for appraisal and submit to the Provincial People's Committee for consideration and approval./.
