In the context of attracting industrial investment in general in Lam Dong at present, this can be seen as a prospect, the "beginning" of a chain of industrial parks and clusters in the Southeast of the province, specifically bordering Dong Nai province and Ho Chi Minh City, which will be fully formed in the near future.

True to commitment
At the end of July 2025, two companies, Uni Dong Ha Joint Stock Company and Uni Nam Ha Company Limited, rented the remaining 14 hectares of Nam Ha 2 Industrial Cluster (CCN), located in Tra Tan commune, officially filling this CCN to 100%. This is also the time when factories and workshops of secondary investors who rented land and built before at Nam Ha and Nam Ha 2 Clusters have completed connecting to electricity and water from the 110 kV Dong Ha Transformer Station and Dong Ha Water Plant of the infrastructure investors of these CCNs.
In addition, 5 factories operating at the adjacent Dong Ha Industrial Park of the Korean infrastructure investor have also completed connecting to the above electricity and water sources.
It can be said that investors in these industrial parks all breathed a sigh of relief, because for nearly 2 years, having to use electricity and water from Xuan Loc ( Dong Nai ) for temporary use, they often faced weak, unstable electricity and sudden power outages, causing many orders to fall behind schedule, damaged products to be canceled, which happened at Nam Ha Vietnam Shoes Company Limited. In the dry season, like last year's dry season, severe drought, Nui Le lake in Xuan Loc area warned of running out of water, prioritizing domestic water, so areas far from the source such as industrial parks in Tra Tan commune were clearly affected.
Therefore, when the 110 kV Dong Ha Transformer Station and Dong Ha Water Plant of the investor Nam Ha - Duc Linh Company Limited are put into operation in the first and second quarters of this year, and secondary investors in the industrial parks are connected to the factories, it is also the time when they are officially self-sufficient in electricity and water, stabilizing production.
This is the final, complete result of the commitment of Nam Ha - Duc Linh Company Limited, the investor of the infrastructure of the industrial parks here, to accompany, jointly remove obstacles, and create the most favorable conditions for secondary investors to produce and do business in this difficult land.
2 years lease of 100 hectares of industrial land
Up to now, approximately 2 years after attracting investment, 2 industrial parks Nam Ha, Nam Ha 2 with a total area of over 100 hectares of industrial construction land have been fully leased. Notably, secondary investors who lease land are immediately implementing construction. Specifically, Nam Ha industrial park has an area of 70.4 hectares, leased by Nam Ha Vietnam Shoes Company Limited with a 50-year land lease contract.
The company has built phase 1 of the factory on an area of 15 hectares and will be operational from September 2023, creating jobs for more than 4,000 workers. Currently self-sufficient in electricity, the company will install additional production lines for the factory at the end of this year and create jobs for about 8,000 workers. In 2026 and the following years, Nam Ha Vietnam Shoes Co., Ltd. will continue to build phases 2 and 3, creating jobs for more than 30,000 workers.
The Nam Ha 2 Industrial Park is 74.1 hectares wide, of which 51 hectares of construction area has been rented out by 4 secondary investors in 8 months. The first is Hoa Long EcoHub, which rented 27 hectares for factory rental in December 2024. Currently, Hoa Long EcoHub is in the process of building 3 hectares and will be operational in October 2025. The remaining area will start construction in August 2025 and be put into operation in early 2026, creating jobs for more than 7,000 workers. The second is BHT Group, which specializes in manufacturing electrical equipment, renting about 8 hectares, starting construction in September 2025, expected to be completed in February 2026 and creating jobs for more than 1,000 workers.
The remaining area of about 14 hectares is rented by Uni Dong Ha Joint Stock Company and Uni Nam Ha Company Limited, specializing in producing wood pellets and processing wood for export to Japan, Korea... It is expected to start construction in 2026, creating jobs for about 1,000 workers.
Convincing attraction
With a short time and attracting many secondary investors to rent, produce, and do business as above, placed in the context of attracting industrial investment in general in Lam Dong at present, this can be considered a phenomenon. Analysis shows that this is also a new, convincing solution for the development prospects of the industrial zone in the Southeast of the province, specifically the area bordering Dong Nai province and Ho Chi Minh City.

According to the explanation of secondary investors, thanks to the geographical location near Cai Mep Port (85 km), near Long Thanh Airport (70 km) and the intersection of 3 communes including Tra Tan, Suoi Kiet of Lam Dong and Xuan Loc of Dong Nai, the Nam Ha Industrial Zones area is a convergence place. In addition, currently, the connecting roads between the communes have been constructed and completed, so it is very convenient for transporting and picking up workers from other communes and provinces to work.
Therefore, secondary investors never worry about not having enough labor force to operate. On the other hand, Tra Tan and Suoi Kiet communes are both difficult areas in Region 4 with low basic wages. Therefore, secondary investors can take advantage of cheap and experienced labor when investing in Nam Ha industrial parks.
Because the labor force in Tra Tan, Hoai Duc, Nam Thanh, Duc Linh, Suoi Kiet communes has long been the main labor source for factories in Xuan Loc Industrial Park, Long Khanh Industrial Park, Trang Bom Industrial Park, Ho Nai Industrial Park... When Nam Ha Industrial Park is in operation, it is good news for the local labor force, to return to work in their hometown with high income and benefits, true to the dream of "leaving the countryside but not leaving the countryside".
Furthermore, Nam Ha - Duc Linh Company Limited also builds residential areas with full amenities such as: Nam Ha market, kindergarten (SIK Smile International Kindergarten Binh Thuan), polyclinic (Duc Linh Lab), fitness and sports center (soccer field, pickleball, table tennis, badminton, basketball...) to create a healthy entertainment place for foreign and domestic experts.
In addition, the company also creates comfortable accommodation, saving travel costs for the workforce to settle down and work. In particular, Nam Ha - Duc Linh Company Limited is preparing to construct more than 300 rooms exclusively for workers working (with written confirmation from operating companies) in Nam Ha Industrial Parks with preferential rental prices.
With a series of advantages above, secondary investors are looking for them. And at the same time, urgent new development aspirations related to supporting industries also appear.
At the recent meeting and cooperation conference to promote investment in industrial parks in the province held in Ho Chi Minh City, some leaders of business associations and chambers of commerce of countries in Ho Chi Minh City commented that Lam Dong province's industry, especially that of the old Binh Thuan, currently has many advantages but is lacking in supporting industries. In fact, right at the industrial parks in Tra Tan commune, after the factories come into operation, secondary investors here are planning to reduce costs when they can call on partners to produce supporting products for them.
(Lesson 2: Space is not only for supporting industries)
