Approval of adjustment of general planning of new urban area Nhon Trach

Accordingly, the newly built planning adjustment will change the land function in the port logistics service subdivision and Phuoc An port to industrial land. At the same time, proceed to build a new Phuoc An industrial park to match the scale of the new urban area of ​​Nhon Trach and Dong Nai province.

Specifically, the adjusted location at the port logistics service subdivision and Phuoc An port (Phuoc An commune) is determined in the adjusted master plan of Nhon Trach new urban area to 2035, with a vision to 2050 according to Decision No. 455/QD-TTg dated March 22, 2016 of the Prime Minister . The adjusted contents are also amended accordingly in this decision.

In addition, amend Point d, Clause 4, Article 1 of Decision No. 455/QD-TTg on the orientation of industrial parks, clusters, ports and port logistics services: "Building a new Phuoc An industrial park with an area suitable to the planning of Dong Nai province for the period 2021 - 2030, with a vision to 2050; developing Phuoc An port and port logistics service area; developing a port system along Nha Be river with a total area of ​​about 183 hectares".

Approval of planning adjustments helps Nhon Trach resolve many issues related to industrial infrastructure as well as key electricity projects.

In addition, the adjustment is also based on Document No. 111/TTg-CN dated January 28, 2021 of the Prime Minister on "Project to supplement the planning of industrial parks in Dong Nai province", adjusting the functions of mixed land, regional trade and services, park trees, isolation trees and part of the port function and port logistics services into industrial land functions.

From there, the adjustment will be consistent with the Dong Nai River Basin Master Plan for the 2021-2030 period, with a vision to 2050, Dong Nai Province Master Plan for the 2021-2030 period, with a vision to 2050, and regulations on water source protection corridors in the province.

This adjustment also changes the new urban traffic planning of Nhon Trach, with the adjustment of the route direction for Lien Cang Road and Provincial Road 25C; maintaining the road boundary, adjusting the road cross-section for Provincial Road 25B; adjusting the cross-section, expanding the road boundary from 48m to 61m for the route connecting Ong Keo Industrial Park to the Ben Luc - Long Thanh expressway intersection.

In addition to infrastructure issues, this Decision also has adjustments to the power supply planning, the decision also supplements the planning of many routes such as: 500KV line Nhon Trach 4 Power Plant - Phu My - Nha Be branch; 220KV line Nhon Trach 3 Power Plant - Long Thanh 500KV transformer station; 220kV line Nhon Trach 3 Power Plant - My Xuan - Cat Lai branch and 110kV four-circuit transition line on Long Thanh - Nhon Trach 5 line,...

This adjustment has helped to remove difficulties and obstacles for a series of important projects in the area in recent times, both in terms of infrastructure and technology. After the planning obstacles are removed, Nhon Trach will have the basis to carry out site clearance work as well as speed up the construction progress of important projects such as the Nhon Trach district inter-port road, provincial road 25C, provincial road 25B, and medium and low voltage power lines serving Nhon Trach 3 and 4 Power Plants.

Previously in 2023, the People's Committee of Dong Nai province also submitted a project to locally adjust the general planning of the new urban area of ​​Nhon Trach at 6 locations including: Nhon Trach district inter-port road; 25C road; Ring Road 3 - Ho Chi Minh City; 500kV, 220kV, 110kV power grid; square in Long Tho commune and Phuoc An commune and Phuoc An Industrial Park to submit to the Ministry of Construction. After that, the Ministry of Construction also collected opinions from ministries and branches before submitting to the Prime Minister for consideration and approval.
