Diamond land project in Hang Bai

The "diamond land" area at 22-24 Hang Bai (Hoan Kiem district, Hanoi ) opposite Trang Tien Plaza with an area of ​​4,000 m2 was invested by Tan Hoang Minh with about 1,000 billion VND, expected to be developed into a 9-storey building, 5 basements, including a complex of commercial center, high-class offices, and luxury apartments.

Apartments here have permanent red books, selling prices range from 7-35 billion VND.

The compensation price for this project land is among the highest in Hanoi, with some locations reaching up to 1 billion VND/m2.

The land was allocated in 2011 but the investor believed that the approved planning criteria did not ensure economic efficiency, leading to losses. The investor requested many times to change the planning from a commercial center and resettlement housing to a commercial center and hotel. After that, the project was converted to a commercial center, office and housing purpose.

Tan Hoang Minh Group spent 7 years to get the planning license for the project. Finally, Tan Hoang Minh transferred it to Masterise Homes to develop the “branded” real estate project.

It is worth mentioning that this is considered a super expensive apartment. Launched on the market in 2012, the D'. Palais De Louis apartment was advertised for sale at a price of up to 145 million VND/m2, equivalent to about 13 billion VND to 27 billion VND (1.3 million USD) per apartment. However, due to slow progress, the investor had to return all deposits to customers.

By 2019, Tan Hoang Minh Group opened the project to welcome future owners to experience 6-star amenities such as gym, spa, sauna, restaurant... right in the building.

The project was completed and handed over at the end of 2021.

D'.Le Roi Soleil Project - Quang An

D'.Le Roi Soleil project is located at 59 Xuan Dieu (Tay Ho district, Hanoi) invested by Tan Hoang Minh Group. It is known that this is a project positioned in the high-end segment, a complex of public service works, commerce, international kindergarten, and apartments located in the most beautiful location on Quang An peninsula.

The market price of apartments for sale in this project is from 80-100 million VND/m2.

The lowest selling price for an apartment in D'.Le Roi Soleil is around 4.5 billion VND/apartment; if it is an apartment over 100 m2, it is around 8 billion VND/apartment.

D'.Le Roi Soleil is known to investors with its promotions of high-class, super-luxury apartments such as "a masterpiece of French architecture on West Lake" or "created as a place where outstanding living values ​​converge, will bring you moments of enjoying a true life with the most advanced amenities of modern life...".

However, by mid-2019, the D'.Le Roi Soleil project of investor Tan Hoang Minh was caught up in controversy when residents accused it of deceiving customers.

Specifically at this time, according to the reflection of the first residents living in the D'.Le Roi Soleil apartment building, since the time the apartment building came into operation (from January 29, 2019), many problems have existed and are still unresolved such as: Basement numbering, direction signs, floor plans, building regulations... are all not available. The interior of the building's elevator is covered with wood, which smells very unpleasant.

D'Capitale project is located on a land border with 3 main streets including Tran Duy Hung, Khuat Duy Tien and Hoang Minh Giam, adjacent to Nhan Chinh lake park.

The total project area is up to 50,300 m2, including 6 apartment towers from 39-46 floors high with a system of more than 40 green landscapes, with modern and luxurious architectural style. All 6 towers have a view of the lake with a park area of ​​up to 13 hectares.

Notably, around 2018, customers gathered at the model apartment area right at the D'Capitale real estate project (Tran Duy Hung street, Cau Giay district) to protest the investor for arbitrarily changing many items compared to the approved design and completely different from the advertising content. In particular, many customers expressed disappointment when the corridor of the D'Capitale apartment building was only 1.47 m wide.

3,000 m2 of "golden land" in Ho Chi Minh City

In June 2015, Tan Hoang Minh won the bid for a 3,000 m2 prime land plot at 23 Le Duan, District 1, Ho Chi Minh City with the highest price of 1,430 billion VND (2.6 times higher than the starting price) and then requested to cancel the result because it believed that the organizing unit had violated the price step.

In June 2016, this company requested to continue purchasing the above land lot. Due to exceeding the prescribed time, in addition to the auction winning amount, Tan Hoang Minh had to pay an additional fine of more than 260 billion VND.

At that time, Tan Hoang Minh Group said that in the third quarter of 2017, it would start construction of an office complex and a commercial service center. However, the groundbreaking was not carried out. By 2019, this land was transferred to Techcombank .
