According to the Vietnam Cold Chain Market Report 2025 recently released by FiinGroup - a financial research and analysis company, in the period 2021-2024, the demand for cold chain in Vietnam will grow strongly with a compound annual growth rate (CAGR) of 12.4%. This growth is driven by the increase in seafood exports, meat imports, the expansion of supermarket and convenience store systems and the need to preserve milk, pharmaceuticals, and fresh agricultural products according to strict standards.

Responding to the new wave of demand, in just 3 years from 2021-2024, Vietnam has had 27 new cold storage facilities, bringing the total design capacity to about 1.3 million pallets by the end of 2024. The cold storage market size is also valued at about 202 million USD, accounting for the majority of the market share in the entire cold logistics sector of the country.

FiinGroup forecasts that by 2028, cold storage capacity in Vietnam will exceed 1.7 million pallets. The driving force comes from a strong wave of investment from both domestic and international enterprises, especially concentrated in the southern provinces - near major production, processing and export centers such as Ho Chi Minh City, Long An , Dong Nai and Ba Ria - Vung Tau.

FiinGroup forecasts that by 2028, cold storage capacity in Vietnam will exceed 1.7 million pallets.

Cold storage is also emerging as a potential industrial real estate segment, attracting the attention of investors thanks to its stable exploitation capacity, high occupancy rate (estimated at 85-90%), steadily increasing rental prices and long contract cycles. Many investors have shifted from building single cold storage to developing cold logistics complexes integrated with distribution centers, in order to optimize efficiency and increase asset value.

According to the report, the top 10 enterprises account for 46.4% of the cold storage market share and 75% of the cold transport market share nationwide. In the cold storage segment, prominent names include ALS Logistics, Emergent Cold, Nichirei TBA, Meito Vietnam and Lineage Logistics - units that own modern systems that meet international standards. Meanwhile, in the cold transport segment, ABA Cooltrans leads with nearly 300 specialized vehicles, serving about 5,000 delivery points per day. Other units such as Eimskip, Nasco Express, GHTK, Viettel Post, Transimex, Mekong Logistics and AJ Total are also playing an important role in Vietnam's cold transport network.

With the current growth rate and the push from the consumer market and import and export, the Vietnamese cold chain industry is facing the opportunity to break through and become one of the important pillars of modern logistics.
